Complete strip-out and renovation of a dated 1990s family bathroom. Installed walk-in rainfall shower with frameless glass screen, wall-hung vanity unit, and underfloor heating. All tiling done in large-format porcelain with a feature wall behind the basin. Plumbing, electrics, and ventilation all upgraded to current regs.
4m × 6m rear extension to create an open-plan kitchen-diner. Blockwork construction with insulated cavity walls, steel beam to remove the load-bearing wall, and bi-fold doors opening onto the garden. Included full plastering, Oak engineered flooring, and decoration throughout. Completed in 9 weeks from groundworks to handover.
Installed 35m² of low-maintenance composite decking with hidden fixings, built-in LED strip lighting, and stainless steel balustrade. Included retaining wall, drainage channel, and a raised planter bed. The old concrete patio was broken out and removed.
Fitted a full Howdens kitchen including wall and base units, laminate worktops with upstand, integrated appliances (oven, hob, extractor, dishwasher, and fridge-freezer). Tiled splashback in metro tiles, new LED downlights, and vinyl click flooring. Old kitchen stripped and disposed of.
Converted an unused loft space into a guest bedroom with en-suite shower room. Dormer window added to the rear for headroom. Insulated to Building Control standards, new staircase installed, and fully plastered and decorated. Velux roof window to the front for natural light.
Timber-frame garden room (4m × 3m) with full insulation, double-glazed French doors, two side windows, and electric supply from the main house. Plastered internally, carpet-tiled floor, and two double sockets plus USB points. Used as a year-round home office.
Removed 22 metres of rotten lap-panel fencing and replaced with close-board fencing on concrete gravel boards and slotted concrete posts. New 6ft side gate built from treated softwood with galvanised hinges and a ring latch. All timber treated with two coats of fence preserver.

Level-access tiled shower area with linear drain, grab rails, fold-down shower seat, and non-slip floor tiles throughout. Widened door frame for wheelchair access.
